How Red Deer has moved since 2016 — against the big Alberta markets, then in dollars, then by property type. All three use benchmark prices rather than medians: a median moves whenever the mix of homes that sold changes, while a benchmark tracks one consistent home, so the line reflects the market itself.
How many more people arrived in Alberta than left, broken into the two sources: Canadians moving from other provinces, and people arriving from outside the country.
Bars split the two components; the line is the combined net total. Each point covers the four quarters ending at that date.
Two things drive these numbers from behind: the economy people earn in — oil, drilling and jobs, on Alberta's economic engine — and what it costs to borrow, on Canada mortgage rate history.
